Most of what goes wrong with a roof is not visible from the driveway, and it is not visible from a satellite image either. Here is how the quote you are holding was most likely put together.

The walk-around
Someone gets on the roof, takes a look, and decides the decking feels solid and the chimney flashing looks fine. Then quotes it. What is under the shingles stays a guess until tear-off day.
You get a price. The decking is still a guess.

The P1 deep-dive inspection
We inspect the full exterior and go into the attic, then document all of it with photos and video so you see what we see.
- The underside of the decking, where water damage shows first
- Attic ventilation, and whether it is actually working
- Chimney flashing and the leaks it is hiding
- A written scope with reflashing and fascia already priced in
The one thing that can change after you sign is plywood. If the decking underneath needs replacing, we tell you the count and agree a maximum with you before we proceed. It is never added as a surprise line item, and it is the only post-contract cost we will ever bring you.

Roofing, siding, windows, and other exterior improvements are a significant investment. P1 offers flexible financing designed to make it easier to move forward with the work your home needs, with a payment structure that fits your budget.

Primary Option
HELOC through Cross Country Mortgage
A home equity line of credit through our lending partner, available on longer terms so a full exterior replacement does not have to come out of savings. Current rates and terms are confirmed at the time of booking.
Secondary Option
Additional financing available
A second financing route is available for homeowners who do not have equity to draw on. We will walk you through both and help you work out the right next step.

What does the free inspection include?
Our inspection covers the full exterior and the attic, with photos and video documenting what we find. You receive a complete upfront scope that identifies all issues, including anything like rotted plywood, before we quote the job.
Are you licensed, bonded, and insured?
Yes, on all three. We are also a GAF certified installer and a certified James Hardie installer, and we pull the building permit on your behalf on every project.
How do I know the final price will match the quote?
Because we inspect everything before quoting, the scope is complete before work starts. Potential issues are disclosed upfront, not discovered mid-job. The only post-contract cost we will ever bring you is plywood replacement found during tear-off, and we agree the count and a maximum with you before proceeding.
Do you handle partial jobs or full replacements only?
Roofing is always a full replacement. Siding is different: we take on partial siding projects as well as full exteriors, and a targeted section is held to the same standard as a whole-house job. Our core services are roof replacement, siding, metal roofing, windows, and gutters.
